Residential Home Inspection
Hoffman Home Inspections perform meticulous property and site inspections as part of the home buying or selling process. We provide an unbiased report of the overall condition of your home allowing you to make an informed decision regarding your investment.
We provide a professional home evaluation of all major items inside and outside the home. We conduct a limited visual inspection of accessible systems and components of the home including those listed below.
Foundation
As part of our inspection, we will look at the foundation and report indications of cracking, settling, or water issues.
Structure
We will check structural components such as framing, trusses, and joists for any structural safety concerns.
Grounds & Drainage
Our inspection will check for appropriate grading and drainage to carry water away from the house, identify plant growth which may damage the home's structure, and report potential root damage to cement or walkways.
Exterior
In addition to inspecting the stone, siding, or stucco, we will report any issues with the gutters or exterior trim. We will also check utility meters and shutoffs for easy access.
Electrical
Our inspection includes panels, circuit breakers and fuses, switches, light fixtures, and grounding. We will also check for the presence of smoke or carbon monoxide detectors.
Insulation
Our visual inspection will determine whether insulation has been included in all recommended locations and that it is in good condition.
Pipes & Plumbing
We will test all sinks, bathtubs, showers, and toilets and report any potential water pressure issues, clogged drains, or incorrect plumbing components.
Roof & Chimney
We will perform a visual inspection of the roof, gutters, downspouts, and report any damage or safety issues.
Water Heater
Our home inspection includes inspecting the water heater and housing. We will report on the overall condition and age of the appliance as well as any excessive wear or leaking.
Windows & Doors
Hoffman Home Inspections will check windows for cracks and appropriate caulking. We will report any deterioration or broken window seals.
Flooring
We'll inspect your flooring for signs of water leaks, sun damage, loose boards, or poor structural support underneath the flooring.
Attics & Crawlspace
We will inspect the attic and crawlspace for accessibility, insulation, ventilation, and structure. We'll also check the plumbing, ductwork, electric components, and identify signs of water penetration.
Appliances
We will operate and inspect all appliances such as the stove, dishwasher, garbage disposal, and trash compactor. We will report any leaks or damage.
Porch & Deck
Our inspector will check porches and decks for rotting posts, damaged fasteners, loose boards, mold or mildew, and insect damage.
